Cannabis Real Estate Site Selection & Strategist

Position Overview:

We are seeking an experienced Cannabis Real Estate Site Selector & Appraiser to lead the identification, evaluation, and acquisition of retail locations for our cannabis dispensaries. This role is essential to our strategic growth, ensuring that all retail sites meet regulatory requirements and are positioned for long-term success.

Key Responsibilities:

Site Selection & Market Analysis

  • Conduct market research to identify potential retail locations compliant with state and local cannabis regulations.
  • Analyze demographic data, consumer behavior, and market trends to assess site viability.
  • Evaluate key factors such as visibility, accessibility, foot traffic, and proximity to competitors.

Regulatory Compliance

  • Stay current on local and state cannabis zoning laws, licensing processes, and regulatory updates.
  • Collaborate with legal teams and local authorities to facilitate site approvals and permits.

Property Evaluation & Appraisal

  • Assess property condition, infrastructure, and operational suitability.
  • Analyze comparable property sales and market data to determine fair market value.
  • Prepare detailed reports outlining site strengths, risks, and financial considerations.

Negotiation & Acquisition

  • Lead lease and purchase negotiations with property owners and brokers.
  • Coordinate with legal counsel to ensure contracts meet all legal and regulatory requirements.

Qualifications:

  • 3+ years of experience in commercial real estate, site selection, or property appraisal.
  • Strong knowledge of cannabis regulations, zoning laws, and licensing requirements.
  • Proven ability to conduct market analysis and property valuation.
  • Excellent negotiation, communication, and stakeholder management skills.
  • Bachelor's degree in Real Estate, Business Administration, or a related field.
  • Active real estate license or appraisal certification, as required by state law.
